Eli Weingarden, CPA

Founder & Principal

Eli Weingarden is the founder and a principal of Crystal Cap Group, and a Certified Public Accountant licensed in the State of New Jersey. He brings more than two decades of experience in accounting and real estate finance, beginning at Ernst & Young and continuing through CFO roles at multiple real estate management firms. At Crystal Cap, he leads quarterly reporting, financial oversight, and strategic advisory across a diverse portfolio of LP and GP real estate investments, including multifamily, self-storage, and healthcare-adjacent assets.

Eli founded Crystal Cap Group to close a gap he encountered repeatedly in his career: sophisticated investors without the dedicated financial oversight needed to fully understand, and act on, their real estate holdings. The firm was built to be that partner, acting solely in the client's interest.

Leibi Schwimmer, CPA

Principal

Leibi Schwimmer is a principal of Crystal Cap Group and a licensed CPA in New York. He brings more than two decades of experience in real estate finance, asset management, and accounting, including nearly twenty years as Chief Financial Officer of a large real estate management firm overseeing more than 10,000 multifamily units. There, he directed financial reporting, lender and investor relations, and portfolio-level financial strategy.

At Crystal Cap, Leibi advises clients on investment tracking and reporting, entity structuring, tax planning and preparation, 1031 exchanges, and the financial analysis of acquisitions and dispositions. His combination of operating experience and technical depth makes him a trusted advisor across the full lifecycle of a real estate investment. He holds a B.S. from Touro University and is a member of the American Institute of Certified Public Accountants (AICPA).
